Harrowgate reviews demolition drawings, structural information, designated-substance survey, permits, utility records and releases, environmental reports, owner requirements, engineering, traffic and logistics plans, fire and emergency procedures, waste destinations, adjacent conditions, and the required final site condition. Missing information is resolved before work reaches the affected area.
Utilities are identified from records and field investigation, traced to their source, and shut down, disconnected, capped, purged, locked out, removed, or protected under the applicable owner and utility procedure. Harrowgate verifies and records the isolation before demolition. Unknown lines uncovered during work are treated as active until identified and controlled.
A designated-substance survey identifies regulated substances that workers could disturb, such as asbestos, lead, silica-containing materials, mercury, and other designated substances relevant to the building. Ontario law requires owners to provide designated-substance information before tendering. Harrowgate uses the survey to plan abatement, controls, sequencing, waste handling, and clearance before demolition.
Harrowgate combines source wetting, local capture, debris handling, covered loads, enclosed routes, cleaning, weather monitoring, and perimeter controls suited to the material and site. Water use is controlled so it does not spread contamination, overload structures, freeze access, or discharge sediment. Monitoring and action levels follow the project plan.
Yes. Harrowgate phases barriers, structural separation, vibration, noise, dust, utilities, fire routes, deliveries, worker access, security, and emergency procedures with operations. Selective work and temporary support preserve retained areas. The operating boundary is inspected daily, and any changed structural or service condition is resolved before demolition advances.
Materials are sorted according to the project plan into salvage, reuse, recycling, clean aggregate processing, regulated waste, and approved disposal streams. Harrowgate records quantities, loads, carriers, and receiving destinations as required. Materials with unknown contamination are isolated and characterized rather than blended into a general debris pile.
The contract defines the end state: retained foundations or complete removal, utility caps, crushed material use, imported backfill, compaction, drainage, grading, fencing, erosion control, or preparation for new construction. Harrowgate surveys hidden remnants, closes voids, tests backfill, removes temporary controls at the approved stage, and documents turnover.
