We assess crack direction, width, displacement, location, repetition, leakage, and change over time, then compare those observations with floor elevations, wall alignment, loading, soil conditions, and footing geometry. A structural engineer determines significance and repair design. Harrowgate opens and instruments selected areas so that decision is based on the actual foundation.
Yes, when the engineered sequence and site logistics support continued operation. We isolate work zones, maintain required exits and service access, control noise and dust, excavate in limited panels, and coordinate load transfer around occupancy and production. Some areas may require temporary closures when support installation, concrete placement, or utility conflicts create direct risk.
Crack injection bonds or seals a discontinuity in concrete. Underpinning transfers foundation load to a new or improved bearing level. Injection can be appropriate for a stable crack, but it does not correct settlement, rotation, weak soil, or inadequate footing capacity. Harrowgate uses movement data and the engineer's design to select the required intervention.
The selected method depends on load, access, soil, groundwater, and movement. Options include staged reinforced concrete underpinning, pile-supported brackets or caps, enlarged footings, grade beams, or engineered grouting. Harrowgate exposes the foundation in controlled sections, installs the designed support, verifies bearing or pile acceptance, and transfers load only after required strength is achieved.
Water may be bypassing the repaired crack through a wall-floor joint, tie hole, penetration, adjacent crack, failed exterior membrane, blocked footing drain, or higher groundwater route. We trace moisture patterns and inspect drainage before selecting another injection. Exterior waterproofing and outlet correction are often required when hydrostatic pressure remains against the foundation.
Useful information includes structural and geotechnical reports, original drawings, crack surveys, monitoring data, utility records, groundwater observations, access dimensions, operating restrictions, and photographs. Harrowgate still verifies site conditions and repair quantities. Unknown footing geometry or concealed deterioration is handled through test pits and defined unit rates or investigation stages.
We follow the engineered panel sequence, classify and support the excavation, keep spoil and equipment loads back, control water without removing soil fines, and avoid leaving bearing surfaces exposed. Survey monitoring and daily inspections identify movement. Reinforcement, concrete, and backfill are completed to hold points before the next adjacent panel is opened.
