Parkade floor coating is a flexible, traffic-bearing membrane assembly that limits water and deicing chloride entry into reinforced concrete while providing a durable driving surface. Harrowgate self-performs concrete preparation, crack and joint detailing, membrane, aggregate wear courses, ramps, stalls, and traffic markings across the GTA.A parking deck is not a warehouse floor.

A parkade system includes a flexible waterproof membrane and aggregate wear courses designed for moving suspended slabs, chlorides, low temperatures, and vehicle traffic. A typical interior epoxy floor is more rigid and may not bridge active cracks. Parking structures require a tested traffic-bearing assembly selected by deck zone.
Harrowgate divides the garage into sequenced zones and maintains approved vehicle and pedestrian routes around them. The plan accounts for preparation dust, resin placement, full vehicle cure, fire access, deliveries, and stall displacement. Ramps and entrances often require overnight or weekend closures because they cannot be bypassed safely.
It limits future water and chloride entry only after unsound concrete and active corrosion are addressed. Delaminated patches, exposed reinforcement, failed joints, and leaking drain details require repair first. Coating over those defects hides symptoms temporarily and makes later removal more disruptive because the new membrane must be cut back.
The approved traffic system assigns different assemblies to light, medium, and heavy zones. Ramps, entrances, turning lanes, and ticket areas receive extra aggregate-filled wear material over the same continuous membrane. Harrowgate marks those boundaries, tracks material yield, and extends the heavy build beyond the tire shear zone.
Installation is possible only when the slab, air, and materials remain within the selected system's limits through application and cure. Temporary heat may be needed, but exhaust and condensation must be controlled. Cold concrete extends reopening time, so winter phasing requires realistic cure allowances and protected transition areas.
Cracks concentrate movement and can open beyond what a uniform field coat can accommodate. Routed sealant, reinforced stripe coats, or engineered details spread that movement and create sufficient membrane thickness at the line. Structural or actively leaking cracks are reviewed separately before any surface coating is installed.
A useful quote identifies concrete repair quantities, coating removal, crack and joint lengths, drain details, vertical turn-ups, system build by traffic zone, line marking, ventilation, phasing, and cure closures. Level drawings, condition surveys, leak maps, and traffic restrictions allow bidders to price the same complete scope.
